The Real Cost of Buying a Home in Baton Rouge: What Your Mortgage Payment Doesn’t Tell You
You found the house.
You know the price.
You plugged the numbers into a mortgage calculator, and the payment looks manageable.
But there’s one question I want every Baton Rouge homebuyer to ask:
“What will this house actually cost me every month?”
Because your mortgage payment is only part of the equation.
Your Mortgage Is Just the Beginning
When you’re buying a home in Baton Rouge, your monthly housing cost can include:
Principal and interest
Property taxes
Homeowners insurance
Flood insurance, if applicable
HOA fees, if applicable
Mortgage insurance, depending on your loan
And two homes with the exact same purchase price can have very different monthly costs.
Don’t Forget Louisiana Insurance
Homeowners insurance can be a significant part of your monthly budget, and the cost can vary based on the home’s age, roof, location, construction and coverage.
And here’s one number many buyers overlook:
Your deductible.
Knowing the premium is important but knowing what you’d have to pay out of pocket after a covered loss is just as important.
What About Flood Insurance?
This is one of the biggest questions Baton Rouge buyers should ask.
Not being required to have flood insurance doesn’t necessarily mean your home can’t flood.
Standard homeowners’ insurance generally does not cover flood damage, and flood insurance is a separate policy.
Before buying, find out the property’s flood zone, whether flood insurance is required, and what coverage would cost.
Don’t Forget the Cash You’ll Need at Closing
Your down payment isn’t necessarily the only money you’ll need.
Depending on your loan and transaction, you may also have:
Inspections
Appraisal
Title-related expenses
Prepaid insurance
Property tax escrows
Other closing costs and prepaid expenses
That’s why I always encourage buyers to look at their total cash needed to close, not just their down payment.
And then… There’s Maintenance
Your house will eventually need something.
A roof.
An HVAC repair.
A water heater.
A fence.
A plumbing issue.
Homeownership comes with expenses you can’t always predict, so having a maintenance and emergency fund is an important part of the real cost of owning a home.
So, What Does a $300,000 Baton Rouge Home Really Cost?
That’s the question.
And the answer isn’t simply your mortgage payment.
It’s:
Mortgage + taxes + insurance + possible flood insurance + HOA + maintenance + the unexpected.
The exact number will be different for every property and every buyer.
That’s why I encourage buyers to look at the whole financial picture before falling in love with the house.
The bottom line:
Don’t just ask, “Can I afford the mortgage?”
Ask:
“Can I comfortably afford this house?”
Those are two very different questions.
If you’re buying a home in Baton Rouge, I’d love to help you look beyond the list price and understand the real cost of owning it.
